The Harlow Business Centre Terms & Conditions

Moving in could not be easier. Simply submit your deposit, licence and first month's costs and your keys will be available to you.

After an initial three months, you will be able to vacate on one month's notice. Alternatively, short or long-term leases can be arranged to suit your individual requirements.

What are the Centre opening hours?
As an occupant, you will have 24/7 access to your unit.

Are there any hidden costs?
No – just a monthly licence fee and service charge.

What about business rates?
Business Rates are assessed and payable direct to Harlow District Council. We can advise you of an approximate monthly cost and supply the Occupation and Relief forms.

Am I responsible for sourcing utility providers?
Units up to 450ft² have individual electricity meters which are linked to the main supply meter. We source and negotiate the best rates and charge you as used on a monthly basis together with any secretarial/post costs you have incurred. With the over 450 ft² units, you are free to shop around for the best deal available on the market.

Can you provide a private room where I can meet with my clients?
Yes – and it’s free of charge!

Is there parking for me, my staff and my clients?
There is ample free parking on site for all occupants and visitors. There is also a free public car park adjacent to the centre.

Do I have to commit to a long term licence?
No – our licence terms are flexible from 6 months to 12 months. However, if you would like the security of a longer term, that is also available.

What is included in the Service Charge?
We like to offer excellent value for money so our services include water supply, external maintenance of your unit, random night security patrols, 24/7 CCTV, external buildings insurance, landscaping, refuse collection and cleaning and lighting of communal areas.

Can I easily access the M11 and Stansted Airport.
Yes – the Centre is ideally located for easy access to M11, M25, A10 and A414. Nearby towns included Bishop’s Stortford, Epping, Cheshunt, Hoddesdon, Loughton, Waltham Abbey and areas of Essex and Hertfordshire.

Can I have deliveries in my absence?
Yes – the Centre Manager can allow deliveries to your Unit with your permission or accept deliveries to reception.
